When this has happened, the tenancy agreement does not actually end, but leaves (provided the tenants do not move) at regular intervals, as stipulated in the agreement. Normally, this is for a periodic monthly rent. If your temporary rent has a break clause, you must get all tenants to agree to the termination of the lease, unless your agreement says otherwise. You will find out how to end a lease because you have a reason. We believe this reason concerns your tenants themselves. Maybe they`re late and it puts you in financial charge? Or maybe you`ve heard reports that they sell drugs on your property and you want it? The two perfectly acceptable reasons for trying to keep them away. Unfortunately, it`s not that simple – even if they broke the rules of the rental agreement! Their reason for still owning the property for the fixed term must be consistent with the provisions of the Housing Act 1988. The notice period you have to give varies from reason to reason. You must also leave the property and return the keys to the owner until the end of your fixed life or notice. Fixed conditions are often preferable because they provide more security for both landlords and tenants. In addition, they give landlords the opportunity to increase rent. Sometimes, as if either the landlord or tenant are unsure of their plans, it may be better to run the lease as a periodic because it is more flexible. If a landlord informs the tenant to terminate the tenancy agreement and the tenant wishes to move earlier, the tenant still has to cancel the landlord in writing for 21 days. As a general rule, you must obtain the agreement of your landlord and other tenants to end your temporary shared rent. If you end your lease, it will end for everyone. The person terminating the contract must use the correct form and meet the corresponding notice period. If only one tenant is mentioned in a tenancy agreement and they die, the tenancy agreement ends on one of the following dates (according to the earliest date).
This also applies to fixed-term leases: you do not have the legal right to stay in a property at the end of the rental period. However, your landlord cannot dislodge you without following proper procedure. Don`t terminate your lease because your landlord isn`t doing what he should – for example, if he doesn`t make repairs. You cannot cancel a temporary rent. You should make sure that a fixed deadline is right for you before signing the agreement.
